Architectural Excellence : St. Michael’s is an 11-building community located in Amagansett, New York. This area is surrounded by the legendary Hampton’s, where America’s wealthy vacation and many call home. The St. Michael’s Community is comprised of 41 apartments built to local codes by the Marlette plant in Lewistown, PA, a subsidiary of Clayton Homes. It took six weeks to build these buildings and three additional weeks to ship and set the modules. The total number of modules was 69, and the total number of apartments was 41, inclusive of the community manager’s apartment. This project also included a community center for the seniors. These apartments are about 600 square feet in size and contain a bedroom, bathroom, kitchen, dining and eating area. The difficulty in this project was tied directly to the difficulties on approvals from the Architectural Review Boards. The requirements of the drive by exterior appearance was a key success factor in final approvals.
Cost Energy Effectiveness : In this construction, a center corridor section for the apartments was flat packed and shipped in one shipment vs. 11. The savings from the reduced shipments paid entirely for the site installation of these sections, allowing better margin in the total construction of the building. Due to HUD financing, the labor rates were very costly compared to private funding. The difference in the savings for plant built construction allowed large contract saving for the GC and the developer. In addition, the shake exterior was applied at the plant location and then shipped to site; this also afforded a significant saving to the project. The Hampton's holiday and summer traffic can cause dramatic increases in the per diem rates across all labor, so in order to save during the extreme vacation time periods, we utilized travel trailers on-site for construction labor and management where possible. This yielded cost savings while on-site.

Technical Innovation : The difference in use of factory built construction is the use of cedar shakes for the exterior skin of these magnificent buildings. This is a role typically executed at site; however, we found a way to execute at the plant facility. The cedar shakes warm, aesthetic appearance have long been used for roofing and sidewalls in the Hampton’s because of its durability, weather-resistance, and good thermal insulating properties. This even-grained wood ranges in color from light blond to deep chocolate brown, and weathers gracefully to shades of gray. These shakes are actually an innovative use of manufacturing byproduct. When Cedar is milled into large planks for use as siding or decking, the shakes are created from the scraps and waste products left behind. Any shavings or small pieces left after the shakes are created is put to further use as hog fuel or biomass. The biomass is used to generate electricity to power the sawmills, bringing the process full circle.
