Architectural Excellence : Exterior appearance is consistent with surrounding buildings on the army base. Building utilizes frame construction. Finished floor height is 30” above grade for the first story and 18’ for the second story. Access to first story is via prefabricated concrete steps and decks. Access to second story is via exterior, painted, steel stair assemblies. Building features include: durable high ribbed steel siding and steel doors; 9’ ceiling height, bronze glass and window frames; double layer of 5/8” plywood sub floor and commercial grade VCT flooring.

Cost Energy Effectiveness : The project fit the “modular model” of uniformity, repetition and speed. Consistency with floor plan requirements necessitated only two designs being completed. Materials were purchased in bulk and the buildings mass produced. To lessen work on site and shorten completion times – stackable clothes washers and dryers were shipped to the factory and installed. Completion of the fire sprinkler system required only manifolding and testing in the field.

Technical Innovation : Project was largely factory built utilizing wood frame construction. Special systems provided by the factory included: a wet pipe fire sprinkler system and electrical/plumbing preparation for heavy equipment usage in the multiple station restrooms and common laundry rooms inside the building. Poured foundation footers and piers supported the first story modules which were craned into place and welded down. The second story was supported by and secured to the first story via strapping fastened on vertical support columns. Buildings were designed and constructed for maximum efficiency/speed in relocating to different areas of the base as renovation projects occur. All restrooms are contained within modules and no doorways cross mate lines. Electrical sub panels, power distribution throughout the building and complete mechanical system including wall mount packaged units are factory built.
