Architectural Excellence : This 49 person dormitory was custom designed to provide staff accommodations at Silver Tip, a world-class 582 acre residential, resort and golf course development cut out of the rugged Rocky Mountains. This facility is a unique combination of space saving design and practicality, while still providing an upscale resident friendly facility.
The 6,445 sq foot design utilizes a linear space saving floor plan that is conducive with the client’s limited site area. Solid wood finishes along with natural tone wall coverings give the space a warm and inviting appeal in keeping with the rustic feel of the natural surroundings. Dual heat and fully air-conditioned systems ensure total comfort year round.
All 49 bedrooms are internet and cable ready and each room features individual climate control for maximum comfort during all seasons. During the design phase lighting was carefully considered to create and maintain a warm, bright atmosphere throughout long, dark winters.
Cost Energy Effectiveness : Approximately 95% of total production process for this project was completed at factory. This allowed for only a 5% expenditure on site set-up. By allowing the factory to set-up for common design layout the amount of extra time spent changing for design features was virtually eliminated resulting in more efficient fabrication of the complex.
Located in one of the more variable climate areas of Alberta, heating and water efficiency were one of the main concerns. The use of High Efficiency Intertherm LPG furnaces in combination with low wattage baseboard heaters in each room allow for versatile climate control. Although the area boasts an average of 330 days of sunshine annually, the mountain location faces frigid winter months and heavy snowfall. Such climates require a 2” x 6” wall construction with R20 insulation. Windows are double-glazed Low E for added insulation. Low f low water closets and shower heads in combination with quick recovery water heater ensure minimal water waste.

Technical Innovation : The dormitory is comprised of eight modular units. The central weather efficient corridor is composed of sectional panels. These panels are all pre-fabricated at the factory allowing for a more efficient install. Each module is built on a 3 member, 12” steel engineered skid frame. The use of skid frame allows for ease of leveling and transport of the unit. The use of a central corridor in the design layout allows for a smooth, highly efficient flow of movement through the complex. The fire alarm system was professionally engineered and features magnetic door closers, universal pull stations, separate fire water supply, and centrally tied smoke detectors in all rooms. Floor construction incorporates 12” I Beam Wide flange 3-member skids with bumper bars enabling frequent transportation. The roof is designed to accommodate heavy snow loads and is finished with EPDM.
