Standard designs were selected–front-load garage ranch, side load garage ranch and two-story. These designs were accentuated by 3 packages – Farmhouse, Craftsman and Contemporary – to give the project a diverse streetscape.
Cost Energy Effectiveness : A key tenet of the project was to maximize in-plant construction. Porches and garages (front load ranch only) were designed to be built at the factory where lower cost labor was able to be utilized. The covered porches included composite decking materials with large LP columns to provide a welcoming entry to all homes.
Originally, the developer had negotiated with a number of local site builders, but construction starts were slower than expected. Champion offered the customer a full turn-key modular solution that resulted in faster time to market increasing owner returns. Champion was able to deliver 36 fully constructed single-family homes with C of Os in just under 10 months. Comparably, site builders were delivering at a rate of less than 12 per year.

Technical Innovation : 20’ wide modules were utilized on the ranch designs to maximize square footage on the smaller lot sizes. These larger modules were unique to the US market and were specially constructed at our Worthington, MN manufacturing facility. This innovative design allowed us to add almost 30% more square footage while still keeping the same number of shipments.
