Architectural Excellence : These two-bedroom, three-bath homes feature balloon-framed floors within the modules to create expansive loft spaces in the interior living areas to accommodate additional sleeping areas. The main living areas boast cathedral ceilings 13 and a half feet tall. Stairways to the roof lead to large rooftop decks with 180 degree panoramic views of the Pacific Ocean to the West and the San Diego River to the North. Each Master Bedroom contains an exterior shower shrouded with bamboo reaching to the sky for privacy.
Cost Energy Effectiveness : These homes utilized an efficient means of common, exterior materials in novel ways to achieve a clean, contemporary style while remaining cost-conscious. The use of fiber cement lap with an accenting color palette and high-durability roofing shingles as siding kept costs low while achieving the designer's intended aesthetic.

Green Building Description : Special attention was paid to breezeways throughout the homes with cross-ventilation openings on the East and West faces of the building that capture the winds coming in from the Pacific. A large, operable roof-hatch-skylight acts a heat stack to allow heat to dissipate easily from within the home. The homes are further equipped with efficient mini-split heat pump units.

Technical Innovation : The unique nature of the project shipped modules as tall as 15 feet (4.5 meters) utilizing special trailers to keep their overall shipping height under the 17 foot special permit restriction in California. Local zoning and off-site parking requirements created a 12 foot cantilever on one module supported by utilizing a large I-beam for its floor chassis.
