Architectural Excellence : This building was installed adjacent to an upper class neighborhood, with compassion that the unit would not be displeasing to the surrounding homes. The exterior is painted hardi-panel yielding a professional appearance with a two-tone color system matching the aesthetics of the existing dwellings. This unit consisted of two 12’x56’ modules installed together to form a modular sales office. The building is pre-wired for high-level communications with phone and data lines in numerous locations allowing for a variety of possible office configurations.
The building was built on a perimeter steel frame fro it strength and longevity. The building was deigned with a mono-pitch EPDM rubber roof. The interior layout has and 1-ADA restroom and 4-private offices. A telecommunications closet was included to handle the high-level communications. The interior walls are vinyl-covered gypsum and flooring has 26 oz. commercial grade carpeting.
Cost Energy Effectiveness : From the first point of contact to occupation, this project took 44 days. The quick response received from the manufacturer gave a high level of confidence with our customer, which has developed into a strong long-standing partnership.
This modular office has 10 horizontal-slider windows with insulated glass that allows ample natural light and high-energy efficiency. In addition, the French Door is an insulated steel structure and frame with double pane insulated glass. The insulation values are R-19 floor, R-11 sidewalls and R-30 ceiling. The use of perimeter frames in lieu of outrigger frames decreased the number of block columns, which produced a lower cost in the set of the building. This modular building provided the most cost-effective and time sensitive solution without compromising any quality elements of the building.

Technical Innovation : The manufacturing selection of a 24’x56’ modular building required the use of two 12’x56’ units with 10” Jr. I-beam perimeter steel frames and 8” Jr. I-beam cross members 4’ on center. The skirting selection for this building was unique in both color treatment and material usage. The color selection used a white trim kit and a sandstone panels. The panels were both solid and vented to allow for ample air circulation as well as moisture control for the buildings foundation.
