Architectural Excellence : Valero Energy Corporation wanted to upgrade and consolidate its office space for its Houston Asphalt Terminal facility. Nearly 20 employees were working out of two disconnected modular units. Management wanted a workspace that looked, felt, and operated like a permanent facility. And even though management wanted to use a modular solution versus conventional construction because its more cost effective and has a faster turnaround time, the company needed a concrete floor that could withstand heavy traffic and abuse that’s typical of an asphalt plant’s environment. Within 90 days, ModSpace had completed the 3,139-square-foot structure, all of which met local and state building codes. The facility includes a laboratory, office complex, employee lounge, locker space, restrooms, and shower facilities.
Cost Energy Effectiveness : Valero Energy Corporation wanted a concrete floor in their building but also wanted a less expensive alternative to conventional construction. ModSpace worked with the building manufacturer to achieve the desired result. The plan involved doing all of the initial concrete installation in the factory environment and then finishing the staining and final finishing work on-site after the buildings were installed. This proved to be both a cost-effective and time saving solution for the customer. Additionally, the use of concrete flooring is energy efficient because the mass of concrete acts as insulation and reduces energy loss.

Technical Innovation : Valero required concrete floors due to the industrial use. Concrete floors are rare in the modular industry and few companies have the skills or willingness to build them due to their complexity. ModSpace partnered with Ameri-Tech Building Systems to manufacture the concrete-floored modular building. The concrete flooring was mixed, framed, and poured at Ameri-Tech’s factory and within one week of the project start, six single modules were assembled and shipped to Valero’s site and assembled in a two-module-by-three-module configuration.
The concrete floors were finished and stained on site, which added a unique, finished look to the flooring. Decks, ramps, steps, and steel canopies were also built on site. Anchored at every post, the decks can withstand extreme weather conditions, not to mention daily wear and tear from workers.
