Architectural Excellence : Wacker Polysilicon North America needed a temporary facility to house 200-plus employees responsible for project oversight, planning, engineering, safety and quality control and assurance during the construction of their new $1.5 billion manufacturing facility in Charleston, TN.
With more than 200 employees arriving from Germany in just a couple months, Wacker needed the building to be up and running in very little time.
Within the tight timeframe, ModSpace delivered a meeting building, offices, a QC/QA building, first aid building and an orientation building with a uniform appearance and feel. The exterior components were built to withstand the rigors of a construction environment while the interior components were designed for the efficiency and comfort of the user.
Cost Energy Effectiveness : Wacker realized considerable savings in cost and productivity. Starting with design, ModSpace was able to minimize the overall number of modules needed, without compromising the interior floor plan for the customer. This dramatically reduced transportation and installation expenses.
Although the project was completed in 94 days, several employees started working in just 45 days as soon as the first sections were completed. Once completed, the new facility eliminated Wacker’s need for additional office space. With all the employees now in one location, they also provided mass transportation to and from the site. Orientation classes were held onsite so as new employees are trained in the classroom they have access to the site.
The energy efficient buildings comply with 2009 International Energy Conservation Codes and solar Screen 3 fabric was used for the roller shades in the buildings and to provide additional energy savings.

Technical Innovation : To complete the project on time, ModSpace enlisted two manufacturing partners, Diamond Builders, Inc. and First String Space, Inc. The manufacturers worked overtime to produce the 103 floors while simultaneous site prep was underway. Coordination of this project was essential. ModSpace maintained the strict production schedule and ensured uniform building appearance and feel though multiple cross-factory visits by craftsmen, quality control staff and project managers.
Fitting the desired facility within the lot provided required additional consideration and planning. The roof design incorporated a parapet wall to allow opposing roof lines to work to create L-shaped buildings thus meeting the space requirements based on the customer’s site plan.
Once the buildings were onsite, ModSpace installed a drop ceiling and floor coverings. ModSpace subcontractors installed the electrical, plumbing, a stand-alone fire alarm system, decks, ramps, steps, canopies and gutters onsite.
