Architectural Excellence : The requirement for this building located in an existing parking lot was to cost effectively supply the needed music classrooms for the adjacent high school during renovation. In the first phase of the makeover the two modular buildings will be used for the music department and in 18 mouths, one of the buildings will be reconfigured into office space and the school cafeteria. By taking the 16 modules and making it into two modular buildings and not just one the need for a sprinkler system was eliminated and allowed for the layout of the hallways in the buildings to line up with the path of travel to the existing school. The exterior appearance is .019 aluminum vertical siding with a faux mansard around the building. The interior appearance features brightly colored walls, black vinyl floors tile and a 9.5 ft drop ceiling height. The layout of each building consists of a teacher’s workroom, 2-3 very large classrooms, 5 small practice rooms, storage rooms, custodial closet and restrooms.
Cost Energy Effectiveness : Pac-Van was the project General Contractor. This provided efficiency in obtaining permits and expediting completion. The wall hung HVAC system allows for cost effective climate control. The exterior Aluminum finish adds lasting beauty with no maintenance. Motion sensor lighting, increased insulation and insulated windows are efficient. Set on a pad and pier foundation, some ends of the buildings were elevated 8’ above the parking lot, therefore a ramp system was used to allow units to be backed onto supports without use of a crane, saving thousands of dollars. This unit was built with the next use in mind, the electric for kitchen equipment is prewired above drop ceilings and floors have the required 100 lb floor load. The customer will use this unit for 3 years and relocate for future projects to maximize return on investment. The project yielded 40% savings over site built construction. The engineering cost was minimized by state pre-approval and engineering at the factory.

Technical Innovation : The technical innovation involved the acoustical challenge for a music room and needing the 9.5 ft ceiling height with the constraints of shipping heights. Combining uses in this building has maximized return on investment. Modular construction was the only practical way of doing this project since this facility is located on an existing parking lot, is temporary, and needs to be removed after the school makeover. The acoustical needs were met by using Kinetics Noise Control Thermal Molded Geometric diffuser panels installed in the standard ceiling grid. And Kinetics Noise Control hardside wall panels 2” thickness fabric covered, along with Kinetics Noise Control Versatune Low Frequency acoustical wall panels 2/18” thickness fabric covered placed around the classrooms and practice rooms walls. Interior doors are acoustical doors with gasket system a Pemko Double Row Gasket, top, sides and bottom with threshold. All of the practice rooms have one angled wall for sound control.
