Architectural Excellence : The customer’s previous office was a modular building. This familiarity with modular led to interest in purchasing the new modular building. They were looking for commercial quality and appearance but not willing to wait for a typical stick built building schedule. The use of Dryvit exterior provided the desired professional commercial appeal. Raised accents around the exterior doors and windows and corner coins add depth and contrast to the split faced block foundation. The interior is highlighted with earth tone wall finishes and ceramic tile throughout the entire building. Ceramic tile bull nose is used for base cove. The use of 2x2 acoustical drop tile ceiling throughout the building adds the finishing touch. The ceiling also offers ease of installing the custom sound system and medical equipment and provides an additional noise canceling effect.
Cost Energy Effectiveness : The customer was building this project at the same time a competitor was building a stick built facility less than 2 miles from their location. By utilizing modular construction, they were able to complete the project in 90 days, whereas the stick built project nearby took approximately 10 months. Both facilities being similar in size, the customer was able to build their project in a third of the time, for approximately 65% of the cost of the same stick built project. Being mindful to the environment, Dryvit exterior was chosen to take advantage of using less energy to heat and cool the facility. This choice not only reduced utility costs by at least 20 %, but also benefits the overall environment. By consuming less fossil fuels to heat and cool the facility, carbon dioxide production is minimized, which results in less environmental impact today.

Technical Innovation : The customer was familiar with modular construction, which was an asset in achieving the end product. The manufacturer and Pac-Van worked with the customer to achieve specific needs for a veterinary practice. These needs included the use of a perimeter frame with steel floor joists directly in the frame. The double-layered T&G plywood applied directly to the frame allowed for additional height on the interior of the building and provided a strong weight load for medical equipment to be installed in the building. The building was set on a split faced block foundation to offer access to utilities and to allow HVAC units to run more efficiently. The custom made cabinetry was installed in the factory so there would be no on site delays. The modules were built at different heights and remained under legal delivery height. After the modules were set, custom metal roofing was applied for a pitched roof appearance. Dryvit exterior finishes bestow the seamless commercial look to customers.
